House Purchase

Whether you are buying your first home or your final home, our reputable residential property team will guarantee that you are guided from acceptance of your offer to the collection of the keys at completion. We will liaise regularly with all stakeholders in the process including the estate agent, seller’s solicitor, surveyor, your lender and mortgage advisor to facilitate a smooth transaction. We will carry out a review of the title deeds, searches, property certificates and Replies to Pre-Contract Enquiries to ensure the property meets your requirements.

House Sale

The process of selling your home can be complex, particularly if you are in a chain where the process will involve not only the sale of your house but the purchase of your new property. When you decide to put your property on the market for sale, we can make sure that once you accept an offer, the documentation is ready to go. We will obtain your title deeds both from your lender and, if possible, download them electronically from Land Registry, then begin the process of preparing the draft contract and requisitioning the relevant property certificates and searches. We will also take your instructions in relation to Replies to Pre-Contract Enquiries and a fixtures and fittings list.

We have an advanced in-house case management system accessible by all staff, to ensure that you are kept appraised every step of the way.


MKB Law are on the conveyancing panel for the vast majority of lenders. If you decide to remortgage your property, we know that you want the process to run efficiently. Once your new lender has issued your mortgage offer, we will proceed to requisition your title deeds, both from your existing lender and, if possible, download them electronically from Land Registry, and request the relevant property certificates and searches. Once all documentation is in place, we will ensure the new mortgage meets your requirements and will drawdown your new mortgage and repay your existing mortgage.

We have an open and transparent fee arrangement based on your sale or purchase price. At MKB Law our aim is to provide an accurate and fixed fee quotation to ensure that you can budget appropriately for the purchase or sale of your property. Our current scale fees are set out below (fees are exclusive of any outlay connected to the sale and purchase).

If you are selling your property, we will require the details of where the title deeds to the property are located. If the property is mortgaged, they will be with your existing lender and we will require the mortgage account number to request your title deeds. We will also require any statutory approvals for any works carried out to the property.

If you are purchasing a property, we will require the details of how you are financing the purchase and whether you have a Help to Buy ISA and Lifetime ISA.

It is very difficult to give an exact indication on how long a transaction can take as there are many variables involved and the process is reliant on all of the parties dealing with their role in an efficient manner. We will listen and try to manage your expectations from the outset. As an estimate, we would suggest to clients that a minimum period of six to eight weeks from acceptance of an offer should be allowed for.
