Buying & Selling Your Home

Whether you are a first-time buyer or a seasoned seller, many legal elements need to be addressed. MKB Law’s Residential Property team will provide a high quality and personal service to assist you in the conveyancing process. Our Conveyancing Lawyers will complete the legal documentation, undertake all relevant checks, advise on funding and help with completions. Our team will ensure that you are kept fully informed and updated throughout the process.

We also have a dedicated New Build team that deals specifically with the purchase of any new build development properties.

Our conveyancing fees are calculated based on the value of your property – please see our transparent and competitive fee structure below. Our solicitors can discuss and outline any additional costs that may apply. For a more detailed and personalised quotation, please contact one of our team today.

Carrying out Property Searches

MKB Law’s Property and Conveyancing Lawyers will carry out a range of searches related to the property and the surrounding area. Your solicitor will check the title of the property to make sure that there are no irregularities that may cause problems in the future. These checks are carried out to make sure the person selling the house is entitled to do so, and that there are no debts relating to the property that could jeopardise your ownership further down the line.

Once this information has been gathered, we will take the time to go through the details with you in a clear and concise way. Our objective is to ensure that you are fully informed about all aspects of the property before you commit to making the purchase.

Our team of expert Conveyancing Solicitors will be happy to answer any questions you have. When you are satisfied that you wish to proceed, your Conveyancing and Property Solicitor will act promptly on your behalf to conclude your purchase as quickly and straightforwardly as possible.

Completing the Transaction

We can assist in completing property information forms and fixtures, fittings and contents forms. Once a completion date has been set, our solicitors will work to ensure that any mortgage on the property has been paid off, that the seller’s belongings are removed from the property, and that the keys are handed over at the agreed time. On the day of completion, we will provide checks to make sure that everything is in order and that the proceeds of the sale are transferred to the seller.

MKB Law is on the panel of almost every major bank and building society and can advise on all aspects of mortgage options and funding arrangements. We can give advice on the “small print” connected to the purchase or sale of your home. Find out more about this service on our dedicated Mortgages page.

Our Financial team can also help investigate any instance of Mortgage Mis-selling, where you may have been given misleading advice or did not have your agreement explained in sufficient detail.

Stamp Duty Land Tax

Stamp Duty Land Tax (SDLT) is payable on residential land and property transactions over £125,000. However, if you plan to purchase additional property, such as buy-to-lets and second homes, then you will have to pay an additional 3% of the purchase price in stamp duty starting from £1.00.

MKB Law’s Property and Conveyancing team will provide sound advice in the area of stamp duty land tax planning, and implementation for individuals. You can find out more about this service on our dedicated SDLT and Tax Planning page.
